Most people move here on a picture and a price.
They shortlist a community from listing photos two hundred miles away, drive it once on a Saturday afternoon, and find out later that the commute is a real commute, that the evenings in July are hotter than the evenings they left, or that the town they picked wasn’t the one that actually fit.
You don’t get a do-over on this one. The wrong community is a house you live in for years and a drive you make twice a day. And when you don’t know what normal costs here, you have no way of telling a fair price from an optimistic one — so you either overpay, or you talk yourself out of the right house because it looked too cheap to be good.
You can know all of this before you come. That’s what the guide is — the honest version, written down.

Most “moving to Yuba City” pages you’ll find were written by moving companies, and several are still quoting home prices from years ago. This one was written by someone who sells homes here, with every number sourced and dated — and it says the unflattering parts out loud.

Mostly single-family, with ongoing new construction from K. Hovnanian, Dottco Homes and other Sacramento-area builders. Yuba City Unified School District. The Sutter Health / Rideout Health medical campus, Bogue Park, the Riverfront and Garden Highway. Roughly 40 driving miles to Sacramento.

Marysville

Median sale price · 53 days on market, up sharply from 30
Older housing stock, a historic downtown core, the Yuba County seat, Ellis Lake in the middle of town, the Feather and Yuba rivers, and the closest of the four to Beale Air Force Base.
The trade-offOlder homes mean older systems — inspections matter more here than anywhere else on this list.
Olivehurst

Median sale price · down 7.2% YoY · 27 days · 100.4% of list
Riverside Meadows and Plumas Elementary schools, newer subdivisions along the Highway 70 corridor, directly adjacent to Plumas Lake.
The trade-offPrices pulled back while homes still sell fast and over list — affordable and competitive at the same time, so being slow costs you houses.
Plumas Lake

A master-planned community with parks and lake and waterway trails; Plumas Lake Elementary and Wheatland Union High districts. Where the new construction is: Cresleigh Homes, Lennar, K. Hovnanian, Legacy Homes and Richmond American, with 378 move-in-ready homes plus 287 under construction area-wide.
The trade-offThe newest and generally the priciest on the Yuba side, and still a construction zone in places.

Three of the six sold at or above asking, and three sold in under two weeks. One sale in Olivehurst closed at 106.58% of list, in eleven days, with no price reduction.
You’re worried about paying the out-of-town price for a house you picked from photos. Those numbers are what pricing discipline looks like from the other side of the table — I know what homes here are actually worth, and that knowledge works the same whether I’m setting a price or protecting you from one.
